San Fernando Valley

If any part of Los Angeles was built for ADUs, it is the San Fernando Valley. The postwar boom filled the Valley with single-story ranch homes on wide, flat lots, most of them with a driveway leading to a detached garage in the back. That combination of extra land and an existing structure is exactly what makes an accessory dwelling unit, a second, self-contained home on your property, so achievable here. In many Valley backyards the garage is already sitting where a rental unit or guest house wants to be.

The Westside of Los Angeles runs from the beach neighborhoods of Venice and Playa del Rey up through Mar Vista, Palms and West LA to Brentwood and Pacific Palisades. Every neighborhood on this page sits inside the City of Los Angeles, which means one thing for your project: your ADU is reviewed and inspected by LADBS, the LA Department of Building and Safety. Central LA

Central LA is where the city's classic housing stock is at its densest: streets of 1920s Spanish bungalows, Craftsman homes from the 1910s, and courtyard buildings from Hollywood to West Adams. Almost every one of those lots came with a detached garage at the back, and that is exactly why this part of Los Angeles is such strong territory for an ADU. An ADU, short for accessory dwelling unit, is a fully permitted second home on your lot, and converting an existing garage is usually the fastest and most practical way to build one. The Eastside is where Los Angeles started building houses, and it shows in the best possible way. Neighborhoods like Highland Park, Eagle Rock, El Sereno and Boyle Heights are full of Craftsman bungalows, 1920s Spanish homes and postwar stucco houses, most of them sitting on lots with a detached garage in the back. That combination, an older house plus a rear garage that mostly stores boxes, is exactly what makes an ADU (accessory dwelling unit, a small independent home on your own lot) such a strong move here. South LA

South Los Angeles is one of the most promising parts of the city for an accessory dwelling unit, better known as an ADU: a small, fully independent home on the same lot as your house. Neighborhoods like Leimert Park, Crenshaw, Hyde Park and Watts were largely built out in the first half of the twentieth century, with single-family homes on lots that very often include a detached garage at the back, reached by a long driveway or a rear alley. That existing garage is frequently the fastest and most affordable path to an ADU, because the walls, slab and roof are already standing. Whether you are converting a garage or building a new unit from the ground up, we manage the entire process, from the first feasibility check through LADBS permits to the finished, move-in-ready home.

Harbor Area

The Harbor Area is the southern tip of the city of Los Angeles: San Pedro, Wilmington, Harbor City and the narrow Harbor Gateway strip that connects them to the rest of the city. It feels different from the central neighborhoods, quieter streets, a slower pace and, crucially for anyone considering an accessory dwelling unit, noticeably roomier lots. An ADU is a small, fully independent home on the same lot as your house, and around the harbor the ingredients are usually already in place: a deep backyard, a long driveway and a detached garage that has spent years holding boxes instead of a car. Converting that garage, or building a new unit in the yard, adds a real second home to property you already own.
