Solid ADU

ADU builder in Eastside

The Eastside is where Los Angeles started building houses, and it shows in the best possible way. Neighborhoods like Highland Park, Eagle Rock, El Sereno and Boyle Heights are full of Craftsman bungalows, 1920s Spanish homes and postwar stucco houses, most of them sitting on lots with a detached garage in the back. That combination, an older house plus a rear garage that mostly stores boxes, is exactly what makes an ADU (accessory dwelling unit, a small independent home on your own lot) such a strong move here. We design and build ADUs across the Eastside from A to Z, and garage conversions are our specialty.

Building here does come with its own realities. Every one of these neighborhoods sits inside the city of Los Angeles, so your project is reviewed and inspected by LADBS, the LA Department of Building and Safety. California state ADU law allows an ADU on most residential lots, and LADBS reviews each application against the building code. On top of that, parts of the Eastside are hilly. Mount Washington, Montecito Heights and stretches of El Sereno and Glassell Park have sloped lots where foundations, drainage and access need a closer look before anyone draws a floor plan. That is why we start every project with a free feasibility check: we look at your lot, your garage and the rules that apply, then tell you plainly what is possible.

The Eastside is also changing fast. Home values have climbed, families want to keep aging parents or adult kids close, and a permitted ADU adds real, rentable living space without leaving the neighborhood you love. Whether that means converting the garage behind your Highland Park bungalow or building a new backyard unit in Eagle Rock, you get one team for the whole process: design, LADBS permits, construction and every inspection through final sign-off. Request your free feasibility check and we will get back to you within 24 hours with a clear next step and, once the scope is set, a detailed fixed proposal.

Neighborhoods in Eastside

Highland Park

Highland Park is one of the oldest streetcar suburbs in Los Angeles, and its streets around York Boulevard and Figueroa are lined with Craftsman bungalows and 1920s Spanish homes on long, narrow lots. Most of those lots end in a detached garage at the back, often reached by a driveway along the side of the house, and some blocks still have working alleys. That layout makes Highland Park one of the best garage conversion neighborhoods in the city: the structure is already there, set apart from the main house, with its own natural entrance. With home prices in the area well above what they were a decade ago, a permitted ADU is a practical way to add rental income or keep family close without moving. We handle the whole project under LADBS, from feasibility check to final inspection.

Eagle Rock

Tucked between Glendale and Pasadena, Eagle Rock is a family neighborhood of 1920s Spanish bungalows and postwar ranch homes spread along the streets on either side of Colorado Boulevard. Lots here tend to be a bit wider and flatter than elsewhere on the Eastside, with generous backyards and detached one or two car garages. That extra room gives you options: convert the existing garage into a rental or in-law unit, or build a new detached ADU and keep your parking. Many Eagle Rock owners are planning for the long term, a place for parents, a returning college kid or steady rental income, and a permitted unit fits that plan. Every project runs through LADBS, and we manage the permits, construction and inspections for you from start to finish.

El Sereno

El Sereno is one of the oldest communities in Los Angeles and one of the largest on the Eastside, with a housing stock that runs from 1920s bungalows on the flatter streets to postwar stucco homes climbing the hillsides. Many homes have a long driveway leading to a detached garage, and on the hillside blocks the garage often sits at street level below the house, which can make it the easiest structure on the lot to turn into living space. Sloped lots do need a careful look at foundations, retaining and drainage before you commit, which is exactly what our free feasibility check covers. El Sereno remains one of the more attainable neighborhoods on the Eastside, so an ADU here is a strong way to grow into your property instead of out of it, with LADBS reviewing and inspecting the work.

Boyle Heights

Just east of the LA River, Boyle Heights is one of the oldest neighborhoods in the city, with Victorian houses, Craftsman bungalows and early 1900s cottages on compact lots, many of them backing onto alleys with a garage or shed at the rear. Multigenerational living is a way of life here, and that is exactly what a permitted ADU supports: grandparents, adult kids or a tenant get a real home with its own kitchen and bath, while the family keeps the property. Because many Boyle Heights garages are older structures, the feasibility check matters, we look at the foundation, framing and utilities honestly before proposing a conversion or a rebuild. Everything is permitted and inspected through LADBS, so the finished unit is legal, safe and adds lasting value to the lot.

Lincoln Heights

Lincoln Heights is often called the first suburb of Los Angeles, and the blocks around North Broadway still carry that history in their Victorian and early 1900s homes, mixed with later bungalows and small multifamily buildings. Lots on the flats are compact but efficient, frequently with a rear garage or outbuilding reached from a driveway or alley, while the streets rising toward Montecito Heights bring in hillside conditions. For many longtime owners here, a garage conversion is the most affordable path to a second unit because the walls, slab and roof already exist and the work focuses on making the structure a real home. We check what the existing garage can carry, handle the LADBS permit and build it out to final inspection, so you know the unit is fully legal.

Glassell Park

Glassell Park runs from the flats along San Fernando Road up into the hills toward Mount Washington and Eagle Rock, and the housing follows that terrain: older bungalows and postwar stucco homes on the lower streets, hillside houses with sloped driveways higher up. Garages here come in every configuration, detached in the backyard, tucked under the house or set at street level on a slope, and each one calls for its own conversion approach. That is why we start with a free feasibility check on the actual structure and lot rather than a one-size-fits-all plan. As neighbors in Highland Park and Eagle Rock have added ADUs, more Glassell Park owners are doing the same to house family or bring in rent, with LADBS reviewing and inspecting every permitted project.

Mount Washington

Mount Washington is the hill at the heart of the Eastside, known for winding streets, canyon views and a housing mix that ranges from early 1900s bungalows near the old incline railway route to midcentury and architect-built hillside homes. Most lots slope, and many garages sit at street level with the house above or below, which often makes the garage the most buildable spot on the entire property. A conversion there avoids major grading while adding a guest house, studio or rental with its own entrance. Hillside work does raise real questions about foundations, retaining walls and drainage, so our free feasibility check looks at those first and tells you honestly what the lot supports. Every project is permitted and inspected through LADBS, including the structural review hillside construction requires.

Cypress Park

Cypress Park is a compact neighborhood in the flats where the LA River meets the Arroyo Seco, with early 1900s bungalows and small Spanish-style homes on tidy lots between Cypress Avenue and the river. Detached rear garages are common, often reached by a narrow side driveway, and because the ground is flat the construction side of a conversion is usually straightforward compared to the hillside blocks next door. That makes Cypress Park a natural fit for a garage conversion: modest lot, existing structure, clear path to a permitted second unit for family or rent. We confirm what the garage needs, from slab condition to new utility connections, in a free feasibility check, then handle the LADBS permit and build through final inspection.

Montecito Heights

Montecito Heights sits on the hills between the Arroyo Seco and El Sereno, wrapped around Ernest E. Debs Regional Park, and it feels quieter and greener than most of the Eastside. The housing stock mixes older bungalows on the lower streets with hillside homes on winding roads above, many with garages cut into the slope at street level. Those garages are often the flattest, most accessible structures on the lot, which makes converting one into a rental, guest house or home office the logical first move before considering new hillside construction. Sloped lots deserve a careful look at soil, retaining and access, and that is what our free feasibility check is for. The permit and every inspection run through LADBS, and we manage that entire process for you.
